A Brief Overview
This project highlights our journey that exemplifies our commitment to quality, even when unexpected challenges arise. What began as a simple fix for a moldy vanity and a small stain revealed a bigger issue—an overly efficient AC unit causing hidden moisture problems. Despite these setbacks, we turned the situation around to an even better outcome, delivering a result that with persistence and expertise led to a beautifully finished project that exceeded expectations.
the problem
The homeowner initially reached out to us due to mold growth at the base of the bathroom vanity. Additionally, there was noticeable water staining on the kitchen ceiling directly below the bathroom sink. The homeowner suspected that the mold was originating from the unconditioned attic space located directly behind the bathroom. This prompted further investigation to identify the underlying cause of the moisture issues affecting both the vanity and the ceiling below.
the plan
The original plan was straightforward: gut the entire bathroom and track down the source of the leak causing water stains on the kitchen ceiling below. We suspected a hole in the drain line might be to blame. But as soon as we opened everything up, we discovered there was more to the story than we anticipated.
The bathroom layout included a door leading into a small water closet, but it was awkward and impractical. The
homeowner had long wanted to replace it with a space-saving pocket door, so we added that to the project scope. As we peeled back layers, it became clear this renovation would involve more than just fixing a few leaks.
what we found
After the demolition, we discovered some subfloor damage near the bathtub, requiring us to remove the tub and replace the rotten section. While adding insulation behind the shower stall, we noticed heavy condensation on the ductwork. This issue stemmed from the homeowner’s recently installed high-efficiency AC unit, which had been purchased within the last 2 years! With Florida attic temps over 100°F and air in the ducts around 45°F, the original ductwork couldn’t handle the drastic difference in temperature. Leading to a heavy condensation buildup, a section in the ductwork became waterlogged resulting into roughly 20 linear feet needing to be replaced.
the build back
With a plan in place the rebuild phase was underway and went smoothly, with no major surprises. Carlos, our tile expert, did an outstanding job on the bathroom’s tile work, while Clecio, our skilled carpenter, installed the new pocket door and managed to fit a 72-inch vanity into a 71 1/2-inch space. Selvin wrapped up the project beautifully with a fresh coat of paint, giving the space a polished finish. Throughout the entire process, Eric was on-site, keeping everything on schedule and ensuring the homeowners were satisfied. The result? A stunning bathroom renovation, happy homeowners, and a great team effort that brought it all together.
