Silverleaf Patio – Patio Renovation in St. Johns, FL

A Brief Overview

What started as a dream outdoor space nearly became a cautionary tale until this homeowner gave us a call. After a bad experience with a previous contractor left him with nothing but frustration and a lost deposit, he was hesitant to try again. But with the right team, a solid plan, and a little trust, we turned things around transforming a too-small patio into a stunning, custom-built pavilion perfect for relaxing, entertaining, and enjoying the view.

the Problem

This project didn’t start with excitement it
started with disappointment. The homeowner had a vision for a dream outdoor space where his family could unwind and entertain, surrounded by nature. But after hiring a contractor earlier in the year, that dream came crashing down. The contractor took his deposit and vanished, leaving nothing but frustration and an unfinished plan.

After an experience like that, it’s no surprise he was hesitant to try again. Trust had been broken, and the idea of starting over felt risky. But when he reached out to us, we knew this was more than just a construction job it was a chance to rebuild more than just a patio. With compassion, transparency, and a plan that made him feel secure, we got to work on turning things around.

The Plan

We started by building trust not walls. Together, we worked out a payment plan that gave the homeowner peace of mind and control. With his own architect and engineer already involved, we collaborated seamlessly to bring their vision to
life.

Once the plans were finalized and permits secured, we poured a brand-new concrete pad in early February. And when Mother Nature gave us
a soggy winter, we didn’t rush we let that slab cure for nearly four weeks, setting the stage for a structure that would stand strong for years to come.

The Payoff

Once the foundation was ready, it was time to bring this dream to life! Our carpentry team got to work, erecting massive 16-inch laminated veneer lumber beams chosen not just for their strength, but to preserve the family’s breathtaking view of the backyard preserve. From there, we framed in a clean hip roof design and got the structure watertight. Every detail mattered from perfectly matching the home’s existing shingles and trim to creating a seamless connection between the new and the old.

But the true showstopper? A southern yellow pine tongue-and-groove ceiling, finished in two coats of high-gloss polyurethane. It brought warmth, elegance, and a sense of craftsmanship that instantly elevated the entire space. Once the structure was complete, we handed it off to our partners at Elite Pavers, who installed beautiful travertine tile flooring throughout timeless, durable, and the perfect finishing touch.

Now, this family has nearly 400 square feet of covered outdoor living space built on trust, shaped by collaboration, and ready for a lifetime of memories. From setbacks to stunning, this project is proof that the right team can turn hesitation into celebration.
